LIFTS - important information
The committee have been advised by A&K Property Management Services that the work to reinstate all the lifts to a fully working condition (including the three which have been out of commission for some time) will commence on Monday 2nd of March 2009. This work will include major repairs and the mandatory rope replacement programme. The basement lift fob system will also be upgraded meaning that anyone without a fob will NOT be able to access the building from the garage. This extensive repair programme will take a number of weeks to complete and we would apologise in advance for any inconvenience that you may experience.
Hart Lift Maintenance Company will do their best to keep the time and any inconvenience to minimum. It will be their intention, if at all possible, to retain one working lift per core at all times. At the same time, and in a coordinated approach, the garage personnel doors will have the fob system reinstated which will also enhance the over all security to our building.
Once again we would remind all owners that the work being carried out is presently covered by the £85 'emergency fees' as well as the additional funds which Alex McDivitt and his team have managed to secure at no further cost to owners. Please make sure that you continue to pay your factoring fees to allow further improvements to be carried out.
With reference to the lifts which broke down on Friday, the lift company came out on the same day to inspect but needed specific parts to repair. They returned with the parts first thing on Monday morning and both lifts were repaired immediately. A further lift broke down on Tuesday. Again, the lift company attended the same day. However, they were unable to carry out the necessary repair as they were unable to gain access to the top floor of one of the cores as an owner had changed the security code without informing the concierge office. By the time the correct information was obtained, the lift repair staff had already left site. This is inconsiderate to other owners and costs money - not to mention very dangerous if a fire were to break out. We would, therefore remind all top floor owners that all changes in security code MUST be advised and agreed with the Property Manager prior to them be made. We would remind all owners that our title deeds allow free access to the Managing Agent.
