This will be followed by further negotiations to respond to other repairs required.&lt;br /&gt;As you know this has been a long battle and all parties involved should be complemented for their commitment to Kingston Quay &lt;br /&gt;&lt;br /&gt;GARAGE REPAIRS&lt;br /&gt;It should also be noted that Morris and Spottiswood are conducting repairs within Kingston Quay’s car park to repair water ingress. In order for this work to be completed properly, Morris and Spottiswood staff will require entry to all flats to update water cisterns. The works being conducted are part of a 3-month project, which is now in its final stage. A full audit of the Kingston Quay accounts are in the process of being completed by Fern Associates and will be available on this web site and will be posted to all owners. Owners should be reminded that they can, with prior arrangement, view invoices in the concierge office. There is a charge to do this of £5 per invoice. If any owner requires a copy of an invoice the cost is £25 per invoice.&lt;br /&gt;&lt;br /&gt;2. The Bank account held by A&amp;amp;K Property Management for Kingston Quay owners is insured against fraud and bankruptcy of A&amp;amp;K. The committee can view the bank account at any time. If a new property manager/factor is voted in, the balance of the bank account would have to be returned to the individual owners who have paid in: it CANNOT be passed onto a new factor.&lt;br /&gt;&lt;br /&gt;3. DM Hall (Glasgow) Surveyors have confirmed that at no time have they refused survey reports for mortgages at Kingston Quay also RBS and Barclays have stated that Kingston Quay has never been put on a blacklist for mortgages.&lt;br /&gt;&lt;br /&gt;4. An AGM will be held on Friday 26th March 2010, you will be advised of the details shortly.&lt;br /&gt;&lt;br /&gt;5. The meeting of 27th November was arranged by a number of individuals who did not follow the correct procedure as outlined in the Deed of Conditions. The legal standing of the meeting is fundamentally flawed, because of this and other irregularities already explained. Owners can therefore rest assured that under no circumstances will owners' funds be used to finance this meeting, in particular the legal costs which were incurred by direct instructions from a minority of individual owners. Although it has been suggested that votes were taken on a number of motions, no results of any votes have been provided.&lt;br /&gt;&lt;br /&gt;6. Owners' personal details are held by the Property Manager and will not be divulged to unauthorised persons. A comment was made at the meeting of 27th November suggesting that A&amp;amp;K’s licence to hold the database of owners details had expired. Please see attachment which confirms it is in fact current. This is due to the poor 'reader' equipment originally installed by Barratt when KQ was built AND NOT THE GATE ITSELF.  New fobs work well with the new reader that has also been installed.  However, like all equipment of this type, fobs have a shelf-life and will need to be replaced or reprogrammed from time to time and a cost is associated with this for the equipment and for the time to re-programme.  The money goes back into Kingston Quay to help repair of the gate when required.  If you are consistently having a problem with your fob then seek advice from property manager Alex McDivvitt at the concierge office.  If your fob cannot be reprogrammed, you will have to buy a new-style fob from the concierge office which works with the new reader.  Fobs cost £106 (including returnable deposit for fobs in good condition when you leave the complex) and they will be programmed PROPERLY.  FOR THE SAKE OF SECURITY AND SAFETY AT KQ, GET YOUR FOBS SORTED OR REPLACED AND DO IT VIA THE PROPERTY MANAGER!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Bank account and factors fees&lt;/strong&gt;&lt;br /&gt;Kingston Quay's new bank account is now active.  If you pay by standing order you will receive a new mandate in due course.  Until that time, please keep paying your fees to the current account with Property 2 which we retain control of.  It's only because you pay your factors' fees that the development will keep improving.  Thank you to those who have now paid their historic dept after phase one of dept collection which brought in £4000.  Please keep paying your fees on a monthly basis to keep up-to-date. &lt;br /&gt;&lt;br /&gt;For those who continue to let the other owners pay for their shared utilities and services, court action is now in progress, facilitated by McLure Naismith.  Not paying your factors fees is selfish and irresponsible. Remember – if you do not pay, you are not insured under the general building insurance policy and any damage to your property will not be covered by Kingston Quay’s policy. This may put you in breach of your mortgage arrangements with your lender.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Meeting with letting agents&lt;br /&gt;&lt;/strong&gt;Following a meeting with the letting agents, a letter is being sent to all agents letting flats at KQ, advising them of the correct procedures to follow regarding vetting of tenants and collection of factors fees.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Survey&lt;br /&gt;&lt;/strong&gt;A meeting has been requested with Barratt after receiving the results from the building and mechanical survey by Graham &amp;amp; Sibbald that has highlighted many historical defects in the property. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Lifts&lt;br /&gt;&lt;/strong&gt;Maintenance is still ongoing, its progress relying on ordered parts arriving from Spain.
